Job Description

  • Demonstrate excellent sales/leasing skills, continuously seeking to minimize vacancy and achieve leasing targets,
  • Conduct viewings for prospective tenants, processing residential rental applications, executing and administering residential tenancy agreements, facilitating a smooth move-in/out process, and building a positive rapport with all tenants.
  • Conducting periodic residential suite inspections as needed with proper notice
  • Coordinating with maintenance for any tenant service requests and follow up with tenants to ensure the satisfaction of service
  • Ensuring residential tenants are abiding by the terms of their lease agreement
  • Follow up with payment delinquencies and if necessary, file court papers to seek eviction as required
  • Provide support for all aspects of day-to-day activities for all buildings
  • Liaise with tenants and accounting regarding accounts receivable matters.
  • Complete all administrative functions relating to property management.
  • Maintain and update tenant information, including phone numbers, emails and contact names.
  • Assist and provide support as needed to the Senior Property Manager.
  • Other duties as required

Requirements

  • A strong work ethic
  • 2+ years’ experience in an administrative/Leasing or Property Management role
  • Thorough knowledge of the Residential Tenancy Act
  • A professional demeanor with strong communication skills
  • Ability to quickly learn new products and programs
  • Accounting experience consider an asset
  • Detail-oriented
  • Works well under pressure
  • Excellent time management and computer skills
  • Have to be available for emergency coverage

Job Description

Professional experienced Building Manager required for 100+ apartment building located in downtown Vancouver. At least 5 years previous experience in a building of 100+ suites. You must be able to work in a team of professional people. We pride ourselves on customer service and a naturally friendly personality with a flair for marketing would be a good fit. The role does have an administrative component and you should be proficient with Excel and able to work with spreadsheets.

This is a live out position but does require you to attend to emergencies outside working hours (24 hours support). We will only consider candidates who live downtown or are prepared to relocate downtown.

Tenant Relations:

  • Minimize vacancies and secure sound tenants
  • Understand market conditions and develop a clear market plan for pricing suites
  • Command maximum rents for market
  • Collect current rents
  • Respond to tenant inquiries and repair requests
  • Maintain professional communications with all tenants
  • Negotiate appropriate rent increases with tenants
  • Prompt tenants towards EFT payment system
  • Negotiate leases with tenants
  • 24 hr. call availability for tenant emergencies
  • Coordinate move ins and move outs during the first of the month
  • Negotiate Eviction Notices for delinquent tenants
  • Strong understanding of the Resident Tenancy Act

Repairs and Capital Expenses:

  • Promptly respond to minor and major tenant repairs
  • Facilitate minor repairs and source vendors or Maintenance Staff to resolve major repairs
  • Maintain Vendor/Supplier relationships for major systems such as heating, boiler, and pool
  • Maintain Grounds and Landscaping

Wanted: full-time non-resident handyman

We are looking for a full-time non resident handyman.

This is a quiet building, which rents up quickly and the maintenance work tends to be jobs which are easily handled by a competent handyman such as cleaning, minor repairs and landscaping. We use trades and have maintenance contracts in place for major equipment.

You will work in a small team reporting to a Property Manager. The building does require 24 hour emergency coverage. Residence in the West End is a great advantage.

Experience as a handyman is essential. Skills in tiling, plumbing etc. would be an advantage. You need to be organized and service oriented. Spoken English is mandatory as you need to be able to communicate directly with tenants. A criminal check is required as you will be accessing tenant units.
